Since KaidCo’s inception in Australia in 2003, Kylie Burton has contributed to the strategic development, design, and market positioning of over 220 residential, hotel, office, culinary, and lifestyle properties across North America and Australia, both as a consultant and owner. Notably, one of these properties, an award-winning Condé Nast top 10 boutique hotel, recognized by Brian Chesky, CEO of AirBnB, as exemplifying the future of boutique hotels.

She is motivated to design, develop, and actualize a sense of home, vitality, and connection, not only within the neighbourhood and city fabric of projects, but a connected ecosystem across the Pacific. Kylie is recognized as a thought leader in hospitality renaissance in a competitive real estate and industry landscape, driven by a curiosity for cultural nuances, and a deep understanding of people and how they relate with the world around them. Often bridging the gap between operating brands, creative teams, and the developer or asset owners’ needs, Kylie's approach balances both a creative and pragmatic set of skills.

A landmark project in Vancouver's downtown core that celebrates and enhances the surrounding public realm, bringing new life to a mid-block portion of Seymour Street through the creation of an active street front, localized hotel amenities and an architectural expression that promotes transparency and inclusivity.

Sixteen modern brownstone townhomes combine with Riley Park’s charm to create an alluring living experience on Vancouver’s upper West side. + Drift, San Jose
Acquired as a run-down apartment building in 2012 & repositioned as one of the first Airbnb hotels to market, Drift was a highly localized & youthful concept, addressing a rate gap opportunity in one of Mexico’s most expensive resort towns.
Drift garnered significant interest from Airbnb head office itself, with Brian Chesky coining it “a new standard for boutique hotels, with a unique perspective on market trends & setting the mandate for needed, localized hospitality”.
Working with the gov’t of Mexico, Drift’s unique labour model educated & empowered the local community, enrolling them in a vision & new standard of operations that was integral to
the town’s growth, sustainable tourism, & a more localized economy, while setting a new standard for problematic boom-bust tourism towns of Mexico.
Drift was awarded a Design Hotels accreditation, named as one of ‘Mexico’s top 7 boutique hotels’, & featured in 75+ publications, including Travel+Leisure, NYTimes, GQ, Esquire & Elle.
Featuring 8 rooms, an outdoor kitchen, pool, fire pit, rooftop, event space, food cart & mezcal bar, Drift’s Thursday night locals night (designed to celebrate local chefs, purveyors & a sustainable food ecosystem), was named by Conde Nast Traveler as one of ‘the top 7 local bars in Mexico’.
+ Rose Hotel, Venice Beach
Nestled between the beach & Rose Ave, The Rose was originally the private residence (aka ‘brothel’) of Abbot Kinney (Founder of Venice). Built in 1908, the property was also the local hang out for Hollywood creatives such as Charlie Chaplin & Jim Morrison.
Inspired by the personalized hospitality of a boutique
hotel & the comfort of home for migratory sun seekers, consultants & freelancers, The Rose was a convivial balance of an apartment hotel meets private beach house, cafe & event space, with fully furnished hotel rooms & apartment suites available for nightly & extended stays of 30 days or more - a local haunt for creatives, surfers, cafe dwellers, residents & guests alike.

A new build, 16-room, reduced service apartment hotel overlooking Zippers Beach, San Jose Del Cabo.
+ De La Costa Residential Resort
A new land development & feasibility study for a prime beach front property on the Baja’s prestigious East Cape, neighbouring the new Four Seasons, Aman & Soho House development. This private resort parcel comprised of 5 fractionalized ownership hospitality homes, 18 surf bungalows, 10 junior surf cabins, a beach club & wellness retreat.

A heritage bed & breakfast repositioning with 12 rooms, & a new operating brand centred around epicurean amenities & programming.

An artisan espresso bar & localized breakfast & lunch cafe situated within a commercial office tower. Part of a masterplan repositioning strategy for the office tower, including the business plan development of several owner operated F&B amenities throughout.

+ Tofino Beach House
A membership based-legacy ownership property with 4 fully-serviced, ocean front owners suites, a beach club, onsite staff, wellness centre, wine cellar, green house & organic vegetable garden, boathouse & children's bunk house. Developed as 42, fractionalized ownership units on exclusive Cox Bay in Tofino, BC., the Tofino Beach House nestled harmoniously next to the Pacific Rim National Park, in the heart of the Clayoquot Sound World Heritage Site, on 3.38 acres of walk-on beach front land with direct access to Canada's premier surfing beach.
Designed as a sanctuary for owners, the Tofino Beach House was developed in reverence to its rugged West Coast surrounds, with an intentional footprint, sitting quietly amongst the landscape. Originally owned & operated as an aged care facility by the Catholic Church, & frequented by Johnny Cash in his youth this property was identified for hotel use in an otherwise tightly held real estate market & acquired for repositioning as a 39 room hotel, wellness retreat, farmers market, restaurant & event space; situated on 35-acres of orange orchard in Ojai, California - 90 minutes drive from L.A.
